Guest Standards & Property Protection Policies

To preserve the integrity of your home and maintain a safe, respectful environment, we enforce strict tenant and guest guidelines. These policies are non-negotiable and closely monitored through our verification systems and exterior surveillance.

House Rules Include:

  • No pets

  • No smoking of any kind ($1,000 penalty)

  • No parties, events, bachelor/ bachelorette stays, or large gatherings

  • No loud noise or music after 9:30 PM

  • No disturbing neighbors

  • No extra or overnight guests without approval ($100 per guest per night)

  • No mail delivery to the property

  • No moving or unplugging electronics or furniture

  • No early bag drop-off or pre-check-in storage

  • Parking only in assigned areas

  • Adult supervision required for pool/hot tub use

  • Mandatory safety steps: unplug appliances, turn off AC/stove/oven when leaving

Violation of any rule may result in cancellation and forfeiture of the security deposit.

We offer a 2–3 year master lease, during which we pay rent consistently—regardless of whether the property is occupied or not.

Yes. With your permission, we sublease to our corporate clients, including insurance, relocation, medical, trustee, and military/corporate housing partners.

Guests usually include displaced families (insurance claims), relocating families, traveling healthcare workers, trustees handling estate matters, and corporate/military professionals on temporary assignments.

Stays are typically 30 days or longer. If there are gaps, they are usually only 4–5 days, and we never host 1-night stays.

We schedule professional cleanings at least once a week, enforce strict house rules, and have 24/7 surveillance to monitor activity. Our homes are often kept in better condition than traditional tenant housing.

We enforce strict policies: no pets, no smoking, no parties/events, no loud noise after 9:30pm, no extra guests, no furniture rearranging, and no mail deliveries. Failure to comply results in penalties or reservation cancellation.

We use detailed guest screening procedures, install exterior security cameras, and monitor noise levels. We also provide a link to our full tenant policies for transparency.

We provide a 24-hour handyman to take care of all repairs. You will not be bothered unless a repair exceeds roughly $800.

We carry up to $1 million in coverage, plus short-term renter’s insurance for stays under 30 days. This ensures both the property and guests are protected.

We prioritize strong relationships. We personally introduce ourselves to neighbors, provide direct contact details, and respond quickly to any concerns. Property owners are welcome to inspect the home anytime it’s vacant.
